DIY STAGING CONSULTATION 2-2.5 HOURS $250.00
This consultation is for you if you want to do the work yourself but you need guidance on where to start and how to prepare your home for a successful sale. When we live in our home day after day, we “forget and gloss over” problems in the house that we have gotten used to. This comprehensive written consultation will help you see your home through a potential buyers’ eyes. Objections cause buyers to put in a lower offer because they don’t want to “fix up window leaks” or whatever excuse they come up with to lower the offer. Today’s Buyer wants a move in ready property. Our job is to show you the areas that need TLC to overcome buyers’ objections. We will offer suggestions for updates like paint colour or carpet, household repairs, furniture placement, accessorizing, de-personalization and decluttering to create a market ready home. After writing a thorough assessment you can choose what areas you want to focus on and prepare your home for a maximum return on your investment.
OCCUPIED STAGING MAKEOVER
Initial consultation 3 hours - $275.00 An estimate can be given for staging, repairs, paint colours, lighting, furniture/accessory placement as needed.
The consultation begins with an initial consultation to view the scope of work needed to prepare your home for sale. After the assessment is prepared, we can give you an estimate. You decide your budget for which rooms you want staged and what repairs on the interior or exterior you want fixed. This scope of work varies greatly on the needs of your property. We return to the property to do all the staging for you. We teach you and your family on how to quickly get ready for an unexpected showing.
This consultation is for you if you are too busy to deal with the work the property needs. 180 Design will prepare your occupied home using what you have and strategically implement the necessary steps (with your approval and budget) to renovate and rejuvenate the property. Using the power of furniture and art placement we re-organize your existing furniture and accessories to highlight the focal points of the property. Using our power zone training we can recommend an accessorizing rental package. Moreover, unsightly furniture can be exchanged for rented items to freshen up a tired space. 180 Design can help you find trades to do the necessary repairs to your home within the budget you specify. 180 Design will work hard creating a ‘feels like home atmosphere” to impress your potential buyer. Your property will be ready for those all-important online photographs and your home will be ready to be showcased with the “wow factor” for a successful open house!
FULL SERVICE VACANT PROPERTIES VACANT SHOW HOME STAGING
An estimate is given dependant on the number of rooms and size of the home after viewing the needs of the property.
180 Design knows how to stage an empty space, lifeless home or condo unit into a “turn-key buy me property.” This is a favorite option for all our home owners, builders, house-flippers, property and condo developers. Parade of homes builders’ love this option because we design a new look for every showing and help them build a beautiful portfolio of their work for their website. Photographs of one home can lead to a sale of 4 homes with customized features for each new client.
This consultation is for you if you want a quick turnover for your property and you don’t have the time to design, source, hire a moving team, and personnel to stage and de-stage the property. Our talented team knows how to quickly design and stage a show stopping home with all the bells and whistles. We concentrate on the power rooms, kitchen, living room, dining room, 1-2 bathrooms, and Master bedroom.
Additional specialized rooms can be added as needed. Basement kitchens, wine rooms and home theaters are priced out on a room by room basis dependant on the requirements of your specifications.
Customized blinds, draperies and window coverings can also be purchased from 180 design and installed with special builder discounts.
